DECEMBER 2003 -- The East End Lofts project is finished! Mikuni and P.F. Chang’s have opened for business and are already a stunning success. The offices on the building’s second floor are fully operational, and all lofts are currently occupied.

JUNE 2003 -- This is no longer your corner car dealership! In its place a dynamic mixed-use building is quickly taking shape. In recent months, the core shell portion of the project has seen the addition of the fourth floor, the West shear wall, and a new roof system. Changes still to come on the exterior of the building include the addition of stucco and color coat to the fourth floor.

Interior framing and rough installation of electrical and plumbing is complete on the 18 live/work loft units. Drywall is currently being installed and interior finishes will quickly follow.

The historic metal window sashes have been restored and acoustical glass installed on the second and third floors. New mechanical and electrical systems have been added to the 1922 structure to support new residential, office and retail uses.

Within this significant rehabilitation and adaptive re-use project there are three different tenant improvement projects under construction. The offices of Fulcrum Capital and the law offices of Dickstein & Zerbi will occupy the second floor where rough framing, plumbing and electrical additions are underway with finishes following quickly. This high-end tenant improvement project is scheduled for completion at the same time as the core/shell and loft units in September of this year.

Construction on the 5,000 SF Mikuni Japanese Restaurant has just started in the East corner of the first floor. Rough plumbing is complete with rough electrical, structural and framing starting in the near future.

P.F. Chang's China Bistro will occupy the remaining 6,000 SF of the First floor with the main dinning area located in the original historic lobby of the building.

APRIL 2003 -- It has been a busy year so far at the East End Lofts. The transition from car dealership to a dynamic mixed-use project is taking shape. Concrete ramps used to transport cars from the first to second and third floors are gone and the new fourth floor is framed.

All structural and seismic upgrades of the 1922 building are complete. The next focus is on the mechanical and electrical systems as well as interior finishes on the 18 residential loft units.

Construction is soon to start on the tenant improvement portions of the project. Class A office space will occupy the second floor while restaurants Mikuni’s and P.F. Changs will anchor the first floor.

NOVEMBER 2002-- Construction heated up this month on the East End Lofts project. All of the soft demolition, asbestos and lead abatement, sand blasting and cleaning of the exterior occurred in previous months allowing us to focus on the structural retrofit and major demolition portions of the project.

The demolition of the roof structure and the removal of the lead window panes made for a significant change to the buildings exterior early in the month followed by the activity that took place on November 22nd, 23rd and into the wee morning hours of the 24th when portions of the West shear wall were successfully and safely removed. The removal of the panels is the first major exterior change to the building that allows everyone to visualize the loft housing units that will be located on that side of the building.

The historic steel metal window sashes have since been refurbished and we have begun the installation of acoustical laminated glass. Construction is on schedule for our late August finish in 2003.
